One of downtown Royal Oak’s biggest lofts is getting ready to come online this spring. Developer Michael Chetcuti expects to finish turning an old industrial building on the edge of downtown into a 4,000-square-foot mega loft within the next few months.
"It's a tremendous challenge trying to enjoy luxuries of both classifications (residential and commercial)," Chetcuti says.
The small factory building on 827 Fourth St. (a few blocks east of downtown) has had almost as many lives as a cat since it first opened in the 1930s. Most recently is served as a heating and cooling duct fabricator. That is until Chetcuti envisioned turning it into a palatial living space. It’s also the last building on the block to be switched to residential zoning.
The building will combine living space (three rooms) with a large section of square footage set aside for office space and an auto-themed art gallery. Its art deco façade will be preserved so a terrace can be added above it.
The building already has a buyer, however, Chetcuti declined to specify the cost for the project.
