$75,000 MSHDA Grant Helps Rehab Three Rental Units In Downtown Williamston

Three newly renovated, energy efficient apartments are on the market in Williamston thanks to a $75,000 grant from the Michigan State Housing Development Authority (MSHDA) and a local property management business who chipped in $40,000 of their own.

The addresses 151 to 153 E. Grand River Ave. in Williamston are on the market for low to moderate income tenants and come equipped with all electric, energy-efficient appliances, bamboo floors and spray foam insulation.

“The apartments are top-notch now,” says Ryan Lowe, chief public accountant at Simplified Management LLC, the company who owns the building. “They used to be in pretty rough shape.”

The city of Williamston applied for the MSHDA grant in 2009 to promote safe, affordable housing close to downtown for low-income families. Lowe said there are more projects “on the burner” similar to the Williamston project and that the Rental Rehab Program has already seen success in Mason and Eaton Rapids.

Simplified Management contracted LJ Trumble Builders of Lansing for the construction, which has worked with the Ingham County Land Bank in the past.

There are three renter applications under review at MSHDA, and Lowe hopes “we get them moved in shortly.”

The grant application process began in March 2009 and Simplified got involved later that summer. Construction lasted from November 2009 and finished last month.
