Ms. Green Construction helps homeowners with energy efficiency microloans

One area builder might get that warm feeling helping others with her latest project, but what's more important to her is that people will be warmer in their homes.

April Rue, owner of Ms. Green Construction, an Ann Arbor-based home improvement company and energy efficiency specialist, is starting a microfinance program to assist low- and fixed-income homeowners with cellulose and retro foam insulation upgrades. That way, not only will they heat and cool their homes more efficiently, but save money in doing so.

The loans will typically be less than $3,000, at below-market interest rates, and cover the costs of labor and materials for green insulation products, cellulose attic insulation, and retrofit spray foam wall insulation. Rue expects that homeowners will save 10-30 percent on their yearly heating and cooling costs; in theory, the savings could pay their microloan payments.

"It truly makes dollars and sense in that they save money, hopefully, but also that they receive the same products and services available to my wealthy clientele," she says. "I just have a whole lot of hope and a little bit of money."

The idea was born out of Rue's background in economics and business, as well as her experience as a master builder and with green building. Now, she's at the point where she's done well enough that she can help people.

Often, the people who could use the energy savings the most have to work their way through red tape, or don't qualify for assistance for one reason or another. She hears from people who can't afford a full insulation job, or other improvements that will truly save money and energy.

"I wanted to cut out the red tape and actually make it accessible," she says. "My goal is to help as many people as possible."
