Work on Eight 55 South Main Lofts in Royal Oak set to begin in fall

Construction on the downtown Royal Oak’s newest loft project, Eight 55 South Main is set to begin this fall.

The mixed-use building will have space for retail, office and residential lofts at 855 S. Main St. The developer, Damico Development, has reconfigured the make up of the building to include 18,000 square feet of Class A office space on the second and third floors of the five-story building. The first floor will be dedicated to 9,500 square feet of non-restaurant retail space.

"Some of the other projects in downtown Royal Oak have received complaints about having restaurants included because of noise and smells," says Philip Damico, the project manager for Eight 55 South Main.

The building had originally been set up to house 50 loft-style condos, but Damico lowered that number to 30 so it could add office space to the development.

The lofts will go on the fourth and fifth floors of the building. So far about 10 have been reserved. They include high ceilings, hardwood floors, granite counter tops and private balconies that are worked into the building so they aren’t hanging out over the street.

The project also features the largest parking lot for a loft development in downtown Royal Oak behind the project. There are enough spots to accommodate visitors to the building.
