Construction of Grant Park Townlofts finished, developer pushing unique features

Selling a home in Metro Detroit's current economy requires a bit of creativity. Sellers need to find a niche to set themselves apart from a thick pack of bungalows and mcmansions, whether it be the industrial flavor and history of a loft or the views and low maintenance of a high-rise condo.

The developer behind Royal Oak's Grant Park Townlofts is combining the best of both worlds, loft and single-family-homes, to spur sales.

"You have the feel and look of a loft but the amenities of a house, like private attached garages, halls and doorways," says Shelby Fulkerson, director of sales and marketing for Grant Park Townlofts.

The development, overlooking Grant Park near downtown, was selected by the AIA's Detroit chapter for its tour of unique urban living options in downtown Royal Oak last weekend. That exposure coupled with a new model opening and construction finishing this fall is expected to attract more foot traffic through the development and sell the 11 remaining units in the 17-home development.

The three-story townlofts on 4th Street are priced at $550,000 a piece and feature loft-style details, like cathedral ceilings, exposed wood beams and ducts.

There are also single-family home amenities as well, such as a private entrance, a balcony facing Grant Park and an attached, two-car garage. They range in size from 2,200 square feet to 2,800 square feet.
